If you have been thinking about Stratford-upon-Avon, you are probably already half-sold. Everyone knows that Stratford-upon-Avon is a beautiful area to visit so it must be fabulous to be in it every day. 


The river runs right through the middle of town, the streets are lined with buildings that have stood for centuries, and there is a pace to life there that feels genuinely different to most places in the Midlands. People move to Stratford and tend to put down roots.


We have been here since 1988, and we talk to homeowners here every week. We've seen a lot of changes but we wouldn't want to be anywhere else.  Read on if you want to knowt to know what the town is like to live in.


Market Town


Stratford is a proper market town. It has a good mix of independent shops, restaurants and cafés alongside the usual high street names, a market, a genuinely strong food scene, and enough going on that you never feel like you are missing out. The town centre is walkable and alive in a way that a lot of English towns have lost.


The fact that it also draws visitors from all over the world actually works in your favour as a resident. The hospitality is good, the town invests in itself, and there is always something on. The Recreation Ground along the river is a lovely place to spend an evening, and Bancroft Gardens at the edge of the town centre is the kind of green space most towns can only dream about.


It is a town with real depth to it. The longer you live there, the more you appreciate it.

The culture is part of daily life


Yes, Shakespeare was born here. Once you live in Stratford, that stops being a novelty and becomes part of the furniture in the best possible way. The Royal Shakespeare Company puts on world-class theatre throughout the year, and residents can get memberships that make going regularly very affordable. It is the kind of thing you start taking for granted, then realise how lucky you are.


Shakespeare's Birthplace and the wider Shakespeare properties are genuinely fascinating, and the events calendar that surrounds them keeps the town feeling busy and interesting across every season. Open-air theatre, riverside events, festivals. There is always something worth your time.

The countryside on your doorstep

Stratford sits in a really good position for getting outdoors. The Warwickshire countryside opens up in every direction from the edge of town, and the Cotswolds are less than half an hour away. The Heart of England Way passes close by if you are into longer walks.


For anyone who wants a proper town centre with countryside accessible, Stratford delivers on that in a way that very few places do.


Stunning walks and National Trust properties.


The area around Stratford is genuinely excellent walking country, and National Trust members are particularly well served. Charlecote Park is just five miles from the town centre, and it is a lovely place to spend a few hours. There are over 180 acres of deer park to wander, with fallow deer roaming freely across the landscape and the River Avon running alongside.

Further north,
Packwood House connects via a canal-side walk through the Arden countryside to Baddesley Clinton, with the Stratford-upon-Avon canal running the full 25 miles between Shakespeare's Stratford and Birmingham. For gardens, Hidcote Manor Garden in the North Cotswolds is widely regarded as one of the finest National Trust gardens in England, and it is well within reach for a day out. Coughton Court and Upton House round out a really strong cluster of properties, all within comfortable driving distance. If you are a National Trust member, or thinking about becoming one, living near Stratford makes the membership feel very well spent.

Great for Schools

For families, education is one of the strongest arguments for moving to Stratford. The secondary offer here is genuinely exceptional. King Edward VI School has been educating children in Stratford since 1295, and William Shakespeare himself is believed to have attended between the ages of seven and fourteen, which gives you some idea of how deep the roots go. Its most recent Ofsted inspection rated the school Outstanding across every category, and it regularly features in national league tables.

Stratford Girls' Grammar School is equally well regarded and draws pupils from right across the surrounding area. Both schools have strong sixth forms and a real sense of community around them.


At primary level, the town has a good spread of schools to choose from. Stratford-upon-Avon Primary School, Holy Trinity CofE Primary School and Thomas Jolyffe Primary School are all well thought of locally, and there are plenty of village primaries in the surrounding area that offer smaller class sizes and a more close-knit feel.


Stratford-upon-Avon Primary School's most recent inspection noted high expectations from Reception upwards, with pupils achieving well in national assessments, which is reassuring for parents making the move.


If independent education is on your radar, there are good options within comfortable reach across Warwickshire and into the Cotswolds. The Warwickshire County Council schools finder is the most straightforward starting point for getting a full picture of what is available in the area.

Everything you need in easy reach


Birmingham is around 25 miles north, and there are regular train services that make the journey very manageable. London Marylebone is reachable by Chiltern Railways in under two hours, which puts Stratford within easy reach for anyone who travels to the capital regularly without wanting to live there. By road, the M40 gives quick access to both Birmingham and Oxford.


One thing that surprises a lot of people when they first consider Stratford-upon-Avon is how straightforward the journey to London actually is. Chiltern Railways runs services to London Marylebone in under two hours, which puts the capital well within reach for a day trip, a work meeting or a regular commute if that is your situation.

Marylebone is a civilised station to arrive at, well-connected to the tube and right on the edge of some of London's best neighbourhoods. For anyone who has been weighing up whether to leave the city but still needs to stay connected to it, Stratford sits in a useful position. You get the quality of life of a beautiful Warwickshire market town, and London is still there whenever you need it.


For a town that feels this far removed from city life, the connections are genuinely good.

The property market in Stratford is varied and stable. The town centre and the surrounding streets have a lot of characterful period homes, many with original features that are genuinely hard to find elsewhere. Further out, there are newer developments with more space, along with a strong stock of family homes in the villages nearby.


Demand here is consistent. Heritage, good schools, solid transport links, and a town that people genuinely want to live in all contribute to a market with long-term stability. Investing in your home in Stratford makes sense.
