So, what are the most asked questions we get about our garden rooms , and what are the key things you need to know before taking the plunge? 

Do I need planning permission?

This is one of the most asked questions we get regarding our garden rooms.  In most cases, outbuildings are permitted development under the Class E guidelines and don’t need planning permission, however this is subject to certain limits and conditions.

Garden Rooms For Sale

The rules relating to garden rooms are as follows;

  • The building must be no higher than 2.5m from the bottom of the building to the top of the roof.
  • You must not take up more than 50% of your garden area with your garden room and any other buildings that are already constructed.
  • Your garden room must not be used as living or sleeping accommodation
  • A garden room which is under 15m² in internal floor area can be installed close to any rear boundary, but if it’s between 15m² and 30m² it needs to be at least a metre away from any boundary.

Can I put a bathroom in my garden room?

Yes you can add a bathroom or toilet to your garden room, however it is important to know that this will mean that your garden room will be classified as ‘accommodation’ rather than an ‘outbuilding’ and will therefore require planning permission. 

How long will my garden room take to construct?
